Attic Cleanouts in Indianapolis: Heat, Dust, Pests, and How to Do It Safely

Older Indianapolis homes — Irvington, Broad Ripple, Meridian-Kessler, the Old Northside — almost always have attics packed with three generations of stuff. They're also packed with insulation that may be vermiculite (asbestos-bearing), rodent waste, and wiring that predates GFCI. Cleaning out an Indy attic is not a 'while-the-kids-are-napping' project.
Safety first — read this
If your home was built before 1990 and has loose, pebble-like grey insulation, do NOT disturb it. That's likely vermiculite, which can contain asbestos. Stop and call a licensed Indiana abatement contractor — Haulwell can refer you.
What an Indianapolis attic cleanout costs in 2026
| Attic size & contents | Typical price |
|---|---|
| Small attic, decade of holiday boxes | $279–$399 |
| Full attic, multiple generations of stored furniture | $549–$899 |
| Estate-level attic, vintage items mixed with debris | $899–$1,650 |
| Add-on: rodent-droppings PPE cleanup | +$150–$350 |

The 4-step attic cleanout sequence
- Inspect the insulation first — vermiculite, fiberglass batt, or blown cellulose. Don't disturb suspected vermiculite.
- Open the access — install temporary plywood paths if joists aren't decked, or you'll punch the ceiling below.
- Triage with a flashlight — keep, donate, haul. Most Indy attic 'keepers' fit in 3 plastic bins.
- Schedule the haul — we bring extra-tall ladders, harnesses, and N95 PPE. Dust mitigation is built into the price.
What we find in nearly every Indy attic
- Pre-1995 box-spring sets too big for the staircase to remove — we cut and bag
- Dead window AC units (no Freon — most attic units are window-style, simpler haul)
- Vintage furniture: real value if intact, but we route to consignment or donation, not landfill
- Old electronics: tube TVs, console stereos — see our electronics recycling guide below
- Insulation contractor leftovers: torn vapor barrier, unused batts (haulable)

Heat and timing — when to schedule in Indianapolis
Indy attics in July and August routinely hit 115°F by noon. Schedule attic cleanouts for the first crew slot of the day (8:00 AM) March through May, or October through November. Mid-summer attic work is dangerous and we charge a heat premium between June 15 – September 15.
Pest cleanup add-on
Roughly one in three Indy attics shows mouse, raccoon, or squirrel evidence. We bring contractor-grade enzymatic neutralizer and Tyvek suits for an add-on $150–$350. For active infestations, schedule pest control first, then us 7–10 days later.

Will you go into a low-clearance attic?
Yes if there's at least 4 ft of headroom along a usable path. Crawl-space attics under 3 ft we can do for a heat surcharge but require a longer time slot.
What if I find something valuable?
We always set aside anything that looks like real vintage value (sterling, signed art, period furniture) for you to inspect before the truck leaves. We're not in the antique business — but we're not going to landfill grandma's silver, either.
Do you remove old insulation too?
We remove non-asbestos insulation as part of an attic cleanout for $0.75–$1.20/sq ft. Suspected vermiculite is referred to a licensed Indiana abatement contractor — never disturbed by our crew.
How long does an Indianapolis attic cleanout take?
Most full single-family attics take a 2-person crew 2–4 hours, including loading and dust cleanup. Estate-level attics with antique furniture extraction can run a full day.
