Older Indianapolis homes — Irvington, Broad Ripple, Meridian-Kessler, the Old Northside — almost always have attics packed with three generations of stuff. They're also packed with insulation that may be vermiculite (asbestos-bearing), rodent waste, and wiring that predates GFCI. Cleaning out an Indy attic is not a 'while-the-kids-are-napping' project.

The 4-step attic cleanout sequence

  1. Inspect the insulation first — vermiculite, fiberglass batt, or blown cellulose. Don't disturb suspected vermiculite.
  2. Open the access — install temporary plywood paths if joists aren't decked, or you'll punch the ceiling below.
  3. Triage with a flashlight — keep, donate, haul. Most Indy attic 'keepers' fit in 3 plastic bins.
  4. Schedule the haul — we bring extra-tall ladders, harnesses, and N95 PPE. Dust mitigation is built into the price.

Heat and timing — when to schedule in Indianapolis

Indy attics in July and August routinely hit 115°F by noon. Schedule attic cleanouts for the first crew slot of the day (8:00 AM) March through May, or October through November. Mid-summer attic work is dangerous and we charge a heat premium between June 15 – September 15.

Will you go into a low-clearance attic?

Yes if there's at least 4 ft of headroom along a usable path. Crawl-space attics under 3 ft we can do for a heat surcharge but require a longer time slot.

What if I find something valuable?

We always set aside anything that looks like real vintage value (sterling, signed art, period furniture) for you to inspect before the truck leaves. We're not in the antique business — but we're not going to landfill grandma's silver, either.

Do you remove old insulation too?

We remove non-asbestos insulation as part of an attic cleanout for $0.75–$1.20/sq ft. Suspected vermiculite is referred to a licensed Indiana abatement contractor — never disturbed by our crew.
